Memo to Planning Commission/P 99-8 <br /> June 8, 1999 <br /> Page 3 <br /> • Building Layout <br /> Drug Store <br /> The proposed freestanding retail building will be located in the northeast <br /> corner of the plaza. A drug store has been identified as one of the tenants for <br /> this building. A drive through has been proposed along the north side of the <br /> building. Adequate stacking has been provided for that drive through. <br /> The south side of the building, or front of the building which faces the <br /> restaurant, has facade115 feet long without any windows. There are 3 brick <br /> columns which break up the wall somewhat. Staff would recommend some <br /> trees be planted and windows installed to provide a more friendlier <br /> appearance to the front of the building. <br /> The dumpster enclosure is proposed to be built into the northeast corner of <br /> the building. <br /> Resta uran t/Retail <br /> The remaining endcap adjacent to the theater will be converted to a 200 seat <br /> . <br /> class I restaurant and 6,500 square feet of retail space. Entrance to the <br /> restaurant will be from the northwest corner of the building, and the <br /> entrances to the retail space will be from the west side of the building. <br /> The exterior of the building will consist of materials and colors which match <br /> the theater. Existing dumpsters on the east side of the building will be <br /> utilized. <br /> Access and Parking <br /> There will be two main access points from Freeport Avenue, one at the north <br /> end of the plaza and one in the middle. Both drives are existing and will not <br /> be changed. There is an existing main drive aisle through the center of the <br /> plaza which will remain. It will serve as the main access for the three new <br /> lots which make up this project. There is a driveway between Burger King <br /> and the drive through aisle for the retail building which should be closed. <br /> Parking is the main issue regarding the proposed redevelopment of the plaza. <br /> When the Council approved the theater expansion the plaza was 92 spaces <br /> short of meeting the parking requirements. With the proposed redevelopment <br /> the parking shortage increases to 279 spaces (1035 spaces required and 756 <br /> • spaces provided). <br /> F:\SHRDOC\PLANNING\SCOTT\P99-8.DOC <br />
