No sidewalk is noted or shown graphically. <br /> B. PRELIMINARY GRADING PLAN <br /> • The parking area and dumpster access just north and west of the retail space <br /> shows three catch basins. The two at low points need to have emergency <br /> overflows designated. <br /> • It will be necessary to construct the curb and gutter on the east side of the <br /> dumpster access with "toe out" for drainage purposes. <br /> • The proposed storm sewer crosses the existing watermain in two locations. <br /> Each of these crossings should be insulated. <br /> • The proposed storm sewer leads to a manhole constructed over an existing <br /> storm sewer stub. There is also a new storm sewer line from this manhole to <br /> an existing catch basin. Why the double leads with flow able to go both <br /> directions? No sizes or slopes are provided for the existing storm sewer. <br /> These should be provided. Is the storm sewer stub too small for the flow <br /> from the new development? <br /> C. PRELIMINARY UTILITY PLAN <br /> • There is a new hydrant shown at the northwest corner of the Office Max <br /> building tapped off the existing watermain. That hydrant is shown to be on <br /> top of the sanitary sewer. Something needs to move in this area to avoid the <br /> conflict. <br /> • The retail space at the north end of the Office Max is shown to have a single <br /> 11/2 " water service. We assume that this retail space will all be under one <br /> ownership. If it is intended for more than one ownership, it needs more than <br /> one water service. <br /> • The Office Max 8" water line crosses the new storm sewer. This crossing <br /> should also be insulated. <br /> D. PRELIMINARY LANDSCAPE PLAN <br /> • The preliminary landscape plan shows a 12" and an 18" oak tree to be <br /> removed just west of the new retail space. It is unclear why these trees could <br /> not be saved. <br /> • At the exit from the parking area just north of the retail space, there is a new <br /> landscaping symbol on each side of the exit to the frontage road. There is <br /> also a note in this area to relocate three existing crabapple trees. It is unclear <br /> from the landscaping plan whether these two new symbols are to be the <br /> relocated trees, new trees, or some type of shrubbery. Certainly trees would <br /> not be appropriate in this location because of site line concerns. Low-lying <br /> shrubs would be acceptable.
