Memo to Planning Commission/P 98-5 <br /> February 23, 1999 <br /> Page 2 <br /> • Since the Commission reviewed this plat on January 26th the applicant has <br /> submitted revised grading, drainage and utility plans which the City <br /> Engineer is currently reviewing. The layout of the plat has not been changed. <br /> Wetlands <br /> The applicant is working with the City on resolving wetland issues. There is <br /> a wetland that will impact the development of Lots 17 and 18, Block 4. <br /> Options to address that issue include adjusting the lot lines or filling the <br /> wetland. There is also a wetland located in the proposed right-of-way for <br /> 193rd Avenue that will have to be filled. <br /> Streets <br /> At the last meeting the Commission discussed the proposed median on 193rd <br /> and the islands in the eyebrow cul de sac. The applicant will be working with <br /> staff on appropriate landscaping. At the public hearing residents on Auburn <br /> Street expressed concerns about existing traffic on Auburn Street and <br /> increases generated by this proposed development. Increases in traffic on <br /> Auburn Street generated by this development is likely to be minimal. Most <br /> • traffic generated by this plat would go directly to 193rd . Some traffic <br /> generated by the lots on the northern cul de sac may go out to Auburn. <br /> Lots <br /> The lots in this plat range in size from about 14,000 square feet to 49,000 <br /> square feet with an average lot size of 20,779 square feet. Some of the lot <br /> lines should be adjusted so they better line up and eliminate odd corners. The <br /> property within the NSP easement will be platted as outlots and will contain <br /> a drainage pond and trail corridor. Most of the gas line easement on the east <br /> boundary of the plat will also be an outlot and will contain a trail corridor. <br /> Three of the lots fronting 193rd will actually have direct access from 193rd. <br /> The remaining 7 lots will have access from the eyebrow cul de sacs. Lot 11, <br /> Block 1 should be oriented so that access is from the side street and not 193rd. <br /> Lot 5, Block 1 will need it's west lot line adjusted so it can have access from <br /> the cul de sac. <br /> There are 6 lots with double frontage and 3 lots with triple frontage. A <br /> landscaped easement on 193rd should be provided for those double and triple <br /> frontage lots. It appears from the grading plan that a 50' to 120' wide strip of <br /> • existing trees will be maintained along the north side of 193rd except for a <br /> small area at the northeast corner of the cul de sac and 193rd.
