Memo to Park and Recreation Commission/p99-5PR <br /> February 10, 1999 <br /> Page 2 <br /> 1111 minimum requirements for highway commercial with lot areas of 4.23 acres <br /> and 2.40 acres. The property was originally platted with Hillside Crossing <br /> Two and then again in Hillside Crossing Five. <br /> Vehicular Access <br /> Two access points off Evans St. NW are being proposed. The northern most <br /> entrance presently doubles as an access to Culvers Restaurant. A second <br /> access point is proposed roughly 60 feet north of Coburns access. There is no <br /> access from the Coburns lot to the proposed lot. <br /> Parking Requirements <br /> The required parking for the 2080 SF of office space, 13,884 SF of retail <br /> space, and 9336 SF of warehouse space is roughly 82 parking spaces. The <br /> applicant is proposing 171 stalls, which appears to be sufficient to <br /> accommodate the proposed uses and future expansion. The applicant has 12 <br /> handicap accessible parking stalls, more than required for the use of Goodwill <br /> Industries. <br /> Signs <br /> • The site plan shows a monument sign is proposed to be placed adjacent the <br /> Evans Street right-of-way in the landscaped area adjacent. The monument <br /> sign must be kept out of and between the 10 foot and 20 foot drainage and <br /> utility easements. <br /> Proposed building signs are shown on the elevations (A4), but are unspecified <br /> at this time. <br /> Drainage and Utilities <br /> Staff has requested that the plat show a 15 foot easement over the 8" water <br /> main running north-south near the rear of the lots. The plat shows a 10 foot <br /> easement. Staff also requested that the drainage utility easement running <br /> east-west along the common lot lines between the two water mains be <br /> removed. <br /> Other than these two corrections, the correct easements have been provided <br /> for. <br /> • <br /> \\elkriver\sys\shrdoc\planning\stevewen\pcmmo\p99-6pc.doc <br />
