The enclosure <br /> should be large enough to contain the debris that is currently being stored <br /> behind the building. There are also some junk cars and debris located near <br /> the rear of the property. This should be cleaned up and removed from the <br /> property. <br /> Building alterations <br /> The applicant will be working with the Building Inspector to ensure that all <br /> applicable building codes are complied with. Because the area in which the <br /> body shop will expand into was at one time used for automobile repair, the <br /> applicant has indicated that there will be very little work done to the interior <br /> of the building prior to occupying it. The applicant is not proposing any <br /> changes to the exterior of the building. <br /> Signage <br /> There is an existing freestanding sign for World Class Auto Body. The <br /> applicant is not proposing any new signage. The applicant was issued a <br /> permit for a 50 square foot freestanding sign in December 1995, no other <br /> freestanding signs will be permitted. <br /> • Recommendation <br /> It is recommended that the Planning Commission recommend approval of <br /> World Class Auto Body's request for a conditional use permit for the <br /> expansion of the auto body repair shop with the following conditions: <br /> 1. THE OUTDOOR STORAGE AREA FOR VEHICLES BEING WORK ON SHALL BE <br /> PAVED AND ENCLOSED WITH A CHAIN LINK FENCE AND THAT THE FENCE <br /> INCLUDE SLATS IN ORDER TO SCREEN THE STORAGE AREA. <br /> 2. THE DUMPSTER BE ENCLOSED WITH A STOCKADE FENCE AND UTILIZE A <br /> CONCRETE PAD. <br /> 3. THE CONDITIONS OF THE SITE PLAN APPROVAL, GRANTED ON JULY 17, 1986 <br /> FOR THE EXISTING AUTO BODY SHOP, REMAIN IN PLACE AND SHALL BE <br /> COMPLIED WITH. <br /> 4. ALL PAINTING SHALL BE DONE IN THE EXISTING AUTO BODY SHOP, NO <br /> PAINTING SHALL BE PERMITTED IN THE PROPOSED EXPANSION. <br /> 5. THE JUNK CAR AND DEBRIS LOCATED ON THE PROPERTY SHALL BE REMOVED <br /> PRIOR TO THE ISSUANCE OF A C.O. <br /> • 6. ALL VEHICLES SHALL BE PARK ON STORED ON THE PAVED AREA. <br />
