Memo to the Planning Commission/CU 97-15 <br /> June 24, 1997 <br /> Page 2 <br /> • located to the rear of the showroom, was used by an auto body repair <br /> business. <br /> In the time since 1986, Country Chrysler was replaced by Lee's Riverside <br /> Auto, which has relocated further east on Highway 10. The current owner of <br /> the site is using the old showroom for Atlas Pet Supply. The original tenant <br /> of the body shop has been replaced by the current tenant, World Class Auto <br /> Body; the applicant moved into the building in May 1994. The parking lot on <br /> the north side of Atlas Pet Supply is being used by Owner's Direct as a car <br /> sales lot. <br /> No new construction, other than interior alterations to the existing building, <br /> is proposed. The applicant is proposing to utilize a portion of the building in <br /> which Atlas Pet Supply will be located. Atlas will use the front portion of the <br /> building and World Class Auto Body will use the rear portion. The rear of the <br /> building has 4 overhead doors which will allow the applicant to pull cars into <br /> the shop. They have indicated that they are only going to do body work in the <br /> new building; all painting will be done in their existing facility. <br /> Parking <br /> The applicant is proposing 8 parking spaces including one handicapped <br /> • space. The spaces will be located along the north side of the driveway which <br /> provides access to the existing body shop. There will also be a parking area <br /> located on the north side of the existing shop that will be used to park <br /> vehicles that are being worked on. The applicant is proposing to enclosed this <br /> area with a chain link fence with slats. There will be no new parking <br /> provided near the front building. <br /> Access to the business will be through the paved area that surrounds the <br /> front building. It is important that a driveway be maintained and left open <br /> through to the rear building. Because of the parking along the north side <br /> Atlas Pet Supply and the car sales lot located on the north side of the same <br /> building, most people coming to the body shop will access the shop along the <br /> south side of the property, which is the area with the least congestion. <br /> Access along the front and north side of the building adjacent to Highway 10 <br /> can be confusing and is not well defined. A planted landscape strip between <br /> the car sales lot used by Owners Direct and the front access drive would help <br /> to differentiate between the two areas. <br /> Site improvements will be minor and includes ensuring that the conditions of <br /> the original site plan issued in 1986 are complied with. Included is a <br /> • condition that the trash container be screened. Currently the dumpster is not <br /> enclosed. The proposed dumpster location at the southeast corner of the rear <br />
