Trott Brook flows along a portion of the eastern property <br /> boundary. <br /> ABUTTING LAND USES <br /> Surrounding land uses include undeveloped farmland to the north, residential and <br /> industrial development to the west, undeveloped and park land to the south, and <br /> agricultural land to the east. Properties to the north and east are characterized by <br /> numerous wetlands and rolling wooded hillsides. <br /> ACCESS <br /> Access to the property will come from County Road 13 out the west, and County Road 12 <br /> on the south. Plans are currently underway to realign County Road 13 to the west of the <br /> natural gas facility, potentially providing an additional access location to the southern <br /> portion of the project. County Road 12 is also being planned for an upgrade to four <br /> levels in the near future. <br /> SOILS/SLOPES <br /> Upland soils generally consist of fine to coarse, sandy loarns of the Nebishand <br /> Mahtomedi series. Slopes range from 0 to an excess of 30% across the site. Several <br /> areas of the site have been previously excavated for sand and gravel deposits. <br /> • Numerous depressions and wetlands consist of Seelyeviles and Bowstring soils series, <br /> and area typically mucky and flooded. Upland and wooded wetlands are characteristic of <br /> those found in maturing oak woodlands. <br /> VEGETATION <br /> The southern half of the site is generally devoid of vegetation with the exception of <br /> shelterbelts around the two farmsteads, and along County Road 12. Wooded portions of <br /> the northern half of the property consist of maturing oak woodlands with areas of planted <br /> pines, aspen groves, and boxelder/cottonwood stands. Preliminary visual inspection <br /> indicates the presence of Oak wilt, but the extent has not been fully documented. <br /> PROPOSED DEVELOPMENT <br /> This proposal is for the development of 522 residential mixed use units over 281 acres of <br /> generally rolling and wooded property motteled with numerous wetlands. The project <br /> has been designed to offer four distinct opportunities for living in the Elk River <br /> community. <br /> Two areas of townhouses (one north and one south) offer different living environments. <br /> • The northern 44 units are set in wooded rolling hills and area accessed by a private 30' <br /> drive to preserve the wetland areas and woodlands on the site. <br /> PROJECT NARRATIVE <br /> TROTT BROOK FARMS 3 <br />
