Memo to the Planning Commission//CU 97--8 Page 2 <br /> April 22, 1997 <br /> . The new plant will be located to the north or rear of the existing facility and <br /> will measure approximately 220 feet by 185 feet ( 40,700 sf.). The building <br /> will be used for the manufacturing and storage of concrete blocks. The new <br /> plant will be connected, but will not abut, the existing plant <br /> The exterior of the existing building will be upgraded; it will be repaired and <br /> tinted to give it a color and texture similar to the Plaisted building to the <br /> east. The exterior of the addition and the new building will match the <br /> upgraded exterior of the existing building. <br /> The new aggregate bins that will provide aggregate for the new building will <br /> be enclosed and have garage doors on the front. <br /> Site improvements <br /> The applicant is proposing the following site improvements: <br /> • Additional driveway <br /> They are proposing to construct a second access from County Road 35. They <br /> currently have a driveway at the east end of their property. This second <br /> driveway will be located near the west end of the property and shall have a <br /> • maximum width of 36 feet. It will provide access to the aggregate bins which <br /> supply aggregate to the new building. The applicant should verify the vertical <br /> curve of County Road 33 for sight distance for the proposed driveway; sight <br /> distance to the west may be a problem. The proposed second driveway will <br /> also require a permit from Sherburne County. The site plan has been <br /> forwarded to the County Engineer for his review and comments; any <br /> comments or concerns will have to be addressed in the site plan. <br /> • Paving <br /> The applicant is proposing to pave the existing east driveway and provide <br /> curb and gutter. There is an internal driveway that connects with Plaisted's <br /> facility to the east. The paving and curbing will tie in with the improvements <br /> that were part of the recently approved conditional use permit for the <br /> expansion of the Plaisted facility. Internal paving includes paving the area <br /> from the existing drive back to the paved area currently used for employee <br /> parking. <br /> The proposed second driveway will also be paved and include curb and <br /> gutter. It will be paved back to the area that will be used by dump trucks as a <br /> turn around when delivering aggregate. <br /> • <br /> s:\planning\scott\cu97-8.doc <br />
