I have been researching these concepts for several months and I think <br /> . <br /> that we can incorporate these creative design concepts and significantly impact the quality of <br /> development and quality of life in our community. As incentives to preserve open space, some <br /> communities increase allowable densities while others impose a penalty if developments do not <br /> provide for open space. The concepts we discussed are included on Draft No. 3, pages 32 and <br /> 33. <br /> Open space development allows the land owner to sell his land at maximum value. It <br /> reduces development costs, maintains or improves development profits, home prices adjacent to <br /> open space appreciate more quickly than those that are not and we leave something for the future. <br /> Everybody wins with creative development. <br /> I recently attended a conference "Conserving Open Space and Farmland Through Creative <br /> Development Design"presented by Randal Arendt. This session not only reinforced the value of <br /> open space but through repetitive examples, showed how it can be accomplished and how the <br /> results can help preserve open space for future generations. <br /> There is a significant amount of video and printed information available on these open <br /> space design concepts.
