Industrial Plan <br /> III • Page 49 - <br /> SteerinE Committee Recommendation - The Steering Committee closely <br /> reviewed the needs for industrial property in the community. Several <br /> sites were identified to be rezoned for future industrial development. <br /> One of these areas is the northeast corner of County Road 12 and 13. <br /> This area contains approximately 150 acres and the Steering <br /> Committee has recommended that it be rezoned to BP (Business Park). <br /> Staff Recommendation - Staff is concerned with the amount of <br /> available business park land that either has access to sewer and water <br /> or is planned to be served in the immediate future. The oversupply of <br /> business park property could have an affect on the rate and type of <br /> development that could occur in this business park zone. In addition, <br /> with the extension of water and sewer east of Highway 169, there <br /> needs to be a proper balance of land use options for development as <br /> sewer and water is extended. Therefore, staff is recommending that <br /> the zoning of the northeast corner of County Road 12 and 13 remain <br /> residential and not be considered as a business park use. <br /> III • Page 49 - <br /> Steering Committee Recommendation - A large area lying south of <br /> 165th Avenue between the City's eastern limits and Highway 10 as <br /> well as extending south of the Highway 10 corridor to the Mississippi <br /> River, has been identified as an industrial zoning district by the <br /> Steering Committee. <br /> Staff Recommendation - This particular area identified for future <br /> industrial lies outside of the urban service area as recommended by <br /> both staff and the Steering Committee. Although certain industrial <br /> uses may be appropriate for areas of the City without water and sewer, <br /> the large area identified for industrial by the Steering Committee <br /> raises some concern. Staff would recommend that the industrial area <br /> outside the urban service area be limited to the lands that are <br /> currently zoned industrial.
