Residential Plan <br /> II/ • Page 32 - <br /> Steering Committee Recommendation - The minimum lot size in the A- <br /> 1 (Agricultural) District is currently 10 acres. The Steering Committee <br /> recommended offering an incentive to property owners to utilize the <br /> clustering concept in developing their land by allowing an increased <br /> density. The Steering Committee's recommendation was to allow eight <br /> units per 40 with a minimum lot size of 1 acre, so long as 50 percent of <br /> the developable land is dedicated as permanent open space. <br /> Staff Recommendation - Staff supports the "clustering" concept <br /> endorsed by the Steering Committee; however, the preservation of <br /> open space needs to be further examined. Issues such as who owns the <br /> open space, how is it maintained, if it isn't public, has the intent of <br /> open space been accomplished? <br /> Commercial Plan <br /> • Page 43 -1110 <br /> • Steering Committee Recommendation - The Steering Committee has <br /> recommended a C-3 (Highway Commercial) zoning designation be <br /> extended along the east side of Highway 169 north to 197th Avenue. <br /> Staff Recommendation - The area north of Sax Foods up to 197th <br /> should be given close examination for the type of land uses that would <br /> be best suited, given the natural features that currently exist, as well <br /> as the existing residential north of 197th and proposed residential east <br /> of the subject area. This corridor along Highway 169 from 193rd to <br /> 197th has received a lot of discussion over the past year. Therefore, <br /> staff would recommend a "focus area study" be conducted to determine <br /> appropriate land uses, open space needs, transportation system, <br /> preserving the natural features and minimizing land use conflicts. <br /> • Page 45 - <br /> As a follow-up to the previously discussed item, staff would <br /> recommend adding a Number 7 under `Necessary Actions", requesting <br /> that a focus area study be completed for the area along the east side of <br /> Highway 169 from 193rd to 197th Avenue. <br /> 1111 <br /> s:p lannin g:p c:10-26memo <br />
