Novotny Conditional Use Permit Page 2 <br /> October 24, 1995 <br /> as an area improved with bituminous millings. Staff is recommending the <br /> area utilized by vehicles be improved with a bituminous surface. (2) The <br /> III <br /> plans submitted by the applicant does not include any curb and gutter. This <br /> standard was included as part of the City's performance standards <br /> subsequent to the building being constructed in 1993; however, as part of the <br /> parking lot improvements that need to be completed staff is recommending <br /> that the curb and gutter be installed in accordance with the zoning <br /> ordinance. This improvement will be consistent with some of the <br /> surrounding property owners. <br /> Recommendation <br /> It is recommended the Planning Commission approve the conditional use <br /> permit request by Novco, Inc. to operate a truck terminal and construct a <br /> second principal building with the following conditions: <br /> 1) All site improvements shown on the approved plans dated 11/10/93 be <br /> installed and completed by June 1, 1996. <br /> 2) The improvements to the parking lot include bituminous surface and <br /> curb and gutter from the property line to the front building face, as <br /> required in the performance standards setforth in the zoning <br /> ordinance. <br /> • 3) Additional information be provided to the building department, <br /> verifying the location of the existing septic system, assuring staff that <br /> there will be no conflicts with the proposed building and existing <br /> system. <br /> 4) The building official and fire chief perform an inspection of the <br /> existing building to determine if all codes are met relative to the <br /> existing use of the building and outdoor storage tanks. <br /> III <br /> s:planning:p c:cu95-23x <br />
