The <br /> existing rear yard setback in the Ric zoning district is 10 feet, and the rear <br /> yard setback in the Rib city-sewered areas is 15 feet, and non-sewered <br /> parcels 20 feet. Staff is proposing an ordinance amendment which would <br /> change the rear yard setback in the Ric and Rib zoning districts to 25 feet. <br /> Analysis <br /> After researching various aspects of Elk River's ordinances, one potential <br /> problem that staff has been aware of is the rear yard setback in the Ric and <br /> Rib (Single Family) zoning district. As mentioned earlier, the existing rear <br /> yard setbacks vary from 10 feet to 15 feet in single family city-sewered areas. <br /> Staff is concerned that if parcels are fully developed to the rear setback line, <br /> • they may start to encroach on the privacy and comfort level of the parcels.
