4 . Blocks. The length, width and acreage of blocks shall be <br /> • sufficient to provide convenient and safe access, circulation, <br /> control and street design. Blocks may not be longer than one <br /> thousand three hundred (1, 300) feet, or shorter than three <br /> hundred (300) feet except as specifically recommended by the City <br /> Administrator and City Planner and concurred with by the City <br /> Council to foster innovative design consistent with sound <br /> planning principles. <br /> 5 . Pedestrian Corridors . Pedestrian ways may be required in <br /> areas to provide access to schools, parks and other public <br /> destination points. Easements or dedicated corridors for <br /> pedestrian ways between residential dwelling units shall be at <br /> least twenty (20) feet in width. <br /> 6 . Lots . <br /> A. Location - All lots shall abut and have direct access <br /> to a street. The City may establish different access width <br /> requirements for specific lots based on lot location and <br /> shape, needs created by the permitted use and traffic <br /> volumes and patterns proximate thereto. <br /> B. Width - Lots shall have the required minimum width at <br /> 110 the street Right-of-Way line and the building setback line <br /> except for those lots for which the side lots are not <br /> parallel . <br /> C. Size - Lot dimensions shall comply with minimum lot <br /> area and other dimensional requirements specified in the <br /> Zoning Ordinance. <br /> D. Side Lot Lines - Side lines of lots shall be <br /> substantially at right angles to straight lines or <br /> substantially radial to curved street lines. <br /> E. Drainage - Lots shall be graded so as to provide <br /> drainage away from building locations and directed down lot <br /> lines within the proposed drainage and utility easements. <br /> Any lot drainage which is directed onto an adjacent lot must <br /> be within a drainage easement. <br /> F. Natural Amenities - Lots shall be placed to preserve <br /> and protect natural amenities, such as vegetation, wetlands, <br /> steep slopes, water courses and historic areas. <br /> G. Lot Remnants - All remnants of lots less than minimum <br /> • lot size remaining after the subdivision of a larger tract <br /> 10.34 <br />
