• regional plans including, but not limited to, the <br /> City' s Comprehensive Development Plan. <br /> iii . The physical characteristics of the site, <br /> including but not limited to topography, soils, <br /> vegetation, susceptibility to erosion and siltation, <br /> susceptibility to flooding, and drainage are suitable <br /> for the type and density of development and uses <br /> contemplated. <br /> iv. The proposed subdivision makes adequate provision <br /> for water supply, storm drainage, sewage <br /> transportation, erosion control and all other <br /> services, facilities and improvements otherwise <br /> required herein. <br /> v. The proposed subdivision will not cause <br /> substantial environmental damage. <br /> vi . The proposed subdivision will not conflict with <br /> easements of record or with easements established by <br /> judgment of a court. <br /> vii . The proposed subdivision will not have an undue <br /> and adverse impact on the reasonable development of <br /> neighboring land. <br /> D. Approval of Preliminary and Final Plat : At the <br /> discretion of the City, preliminary and final plat may be <br /> submitted at the same time to the City Council for <br /> consideration. This consideration will be determined based <br /> on issues and complexity associated with the subdivision. <br /> 2 . Administrative Subdivision. <br /> A. Purpose. The Administrative Subdivision procedure for <br /> processing applications for the division of land is intended <br /> to provide an expedited procedure in those limited cases <br /> where strict adherence to the standard platting process is <br /> not required. The Administrative Subdivision procedure is <br /> not intended to be a substitute for the standard platting <br /> process set forth in this Ordinance Administrative <br /> Subdivision procedures may be utilized where the following <br /> circumstances exist. <br /> i . The property to be divided will result in no more <br /> than two (2) lots . <br /> 10.24 <br />
