report . A copy of the report shall also be sent to <br /> • the subdivider. <br /> iv. A copy of the preliminary plat shall be referred <br /> to the Park and Recreation Commission. The Park and <br /> Recreation Commission shall make a recommendation to <br /> the Planning Commission and City Council prior to the <br /> public hearing on the preliminary plat . <br /> v. The Planning Department shall submit copies of <br /> the preliminary plat to the Sherburne County Highway <br /> Department, Minnesota Department of Transportation and <br /> other appropriate agencies (where applicable) . <br /> vi . Within sixty (60) days of receipt by the City of <br /> a complete application for preliminary plat approval <br /> including all required supporting materials, the <br /> Planning Commission shall hold a public hearing on the <br /> proposed subdivision. The required legal publication <br /> shall be made and notices shall be sent to all <br /> property owners of record within three hundred fifty <br /> (350) feet of the exterior boundaries of the proposed <br /> plat and within three hundred fifty (350) feet of all <br /> contiguous property owned or controlled by the <br /> • subdivider or the owner. The developer is required to <br /> obtain the above-mentioned property owners list form <br /> the Sherburne County Auditor' s office. <br /> vii . The subdivider or a duly authorized <br /> representative shall attend the Planning Commission <br /> meetings at which the proposal is scheduled for <br /> consideration. <br /> viii . At the public hearing, the Planning Commission <br /> shall receive the written report of the Planning <br /> Department and shall take testimony from the <br /> subdivider and all other interested persons. At the <br /> close of the public hearing, the Planning Commission <br /> shall consider all of the written reports and <br /> materials before it, and the oral testimony, and make <br /> a recommendation on the preliminary plat to the City <br /> Council . The Planning Commission may recommend <br /> approval, approval subject to conditions or that the <br /> preliminary plat be denied. If denial is recommended, <br /> the reasons for that recommendation shall be stated in <br /> the record. <br /> • ix.
