1. Improvements Listed and Described. Prior Prior to the <br /> 111 recording approval of a final plat as approved by the City <br /> Council as the Platting Authority under the Law, the subdivider <br /> shall have agreed in the manner set forth in this Section 1008 .22 <br /> to cause the following improvements to be installed in conformity <br /> with construction plans approved by the City Engineer and in <br /> conformity with all applicable standards and ordinances of the <br /> City.and those improvements rcquircd by thc resolution granting <br /> approval of thc preliminary plat to be completed or completion <br /> secured on the oitc: <br /> A. Survey Monuments - All subdivision boundary corners, <br /> block and lot corners, road intersection corners and points <br /> of tangency and curvature shall be marked with durable iron <br /> of steel survey monuments meeting the minimum requirements <br /> of state law. Permanent monuments shall be placed at all <br /> or on its perimeter. At all sections, quarter sections, <br /> m ander or witness corners of the govcrnmcnt survey within <br /> the subdivision, on its perimeter or otherwise shown on the <br /> face of the plat, a Shcrburnc County cast iron monument <br /> shall be placed and a "Certificate of Location of a <br /> Covernment Corner" shall be filed with the office of the <br /> County Recorder. The notation "Shcrburnc County Monument" <br /> shall be placed on the face of the plat by each monument so <br /> shown. In addition, a "Shcrburnc County Monument" shall be <br /> placed and a "Certifi ate" filed for each govcrnmcnt survey <br /> corner necessary to survey the boundaries of the plat if <br /> ouch monument has not already been oct and a ccrtifi ate <br /> filed. All U.S. State, county, and other official benchmark <br /> monuments or triangulation station in or adjacent to the <br /> property shall be preserved in position unless a relocation <br /> is approved by the controlling agency. At the end of <br /> construction all monuments shall be in place. The City <br /> Council may, when a subdivision is essentially complete, <br /> require a development to have the plat rcstakcd to replace <br /> the original monuments destroyed or obliterated during the <br /> B. Streets and Alleys - The full width of the Right-of- <br /> Wayright of way of each street and alley dcdi ated on the <br /> plat shall be dedicated on the plat and shall be graded as <br /> required. All streets and alleys shall have an adequate <br /> sub-base and shall be improved with an all-weather permanent <br /> surface in accordance with the design standards specified by <br /> the City. Except in areas where lot widths exceed one <br /> hundred (100) feet or topography or tree cover dictates- <br /> otherwise, grading shall provide for easy installation of <br /> sidewalks at some future date. <br /> 10.4346 <br />
