• ii . The subdivider shall also submit to the City, at <br /> the same time, a title opinion or title insurance <br /> naming the City as an insured party, a copy of any <br /> restrictive covenants, and such other evidence as the <br /> City may require showing the subdivider' s title or <br /> ownership in the land to be subdivided. <br /> iii . The subdivider shall have incorporated all <br /> changes and modifications in the final plat required <br /> by the Council . In all other respects. the final plat <br /> shall conform to the preliminary plat or it will be <br /> sent back to the Planning Commission and City Council <br /> for preliminary plat review. <br /> iv. The subdivider or a duly authorized <br /> representative shall attend the meeting before the <br /> Council at which the final plat is scheduled for <br /> consideration. <br /> v. The Council may, if all reports indicate full <br /> compliance with the provisions of this chapter, <br /> approve the final plat as submitted and adopt the <br /> 411 attached resolution. <br /> vi . The subdivider shall, if the final plat is <br /> approved by the Council and signed by the appropriate <br /> individual, record the final plat with the County <br /> Recorder' s office. <br /> vii . The subdivider shall record one mylar (1) copy of <br /> the final plat with the County that can be returned <br /> and kept as a record document by the City. <br /> C. Findings Required. The findings necessary for City <br /> Council approval of the preliminary plat and the final plat <br /> shall be as follows : <br /> i . The proposed subdivision is consistent with the <br /> Zoning Ordinance and conforms with all its <br /> requirements . <br /> ii . The proposed subdivision is consistent with all <br /> applicable general and specialized City, County, and <br /> regional plans including, but not limited to, the <br /> City' s Comprehensive Development Plan. <br /> 110 <br /> 10.29313122 <br />
