• v. Thc proposcd subdivision will not ausc <br /> substantial environmental damage. <br /> vi . The proposed subdivision will not conflict with <br /> judgment of a court . <br /> vii . Thc proposed subdivision will not have an undue <br /> and adverse impact on the r asonablc development of <br /> ncighboring land. <br /> ii . The concept review committee shall undertake a <br /> comprehensive review of the preliminary plat in order <br /> to determine how the proposed development will affect <br /> traffic, utilities, drainage, community facilities. <br /> public safety. surrounding development, natural <br /> features, historic sites, open space, etc. The <br /> committee shall also consider the proposed development <br /> in terms of its conformity with the city' s <br /> comprehensive land use plan. <br /> iii . The Planning Department shall compile comments <br /> from the Concept Review Committee and prepare a <br /> • written report to the Planning Commission. A copy of <br /> the report shall also be sent to the subdivider. <br /> iv. A copy of the preliminary plat shall be referred <br /> to the Park and Recreation Commission. The Park and <br /> Recreation Commission shall make a recommendation to <br /> the Planning Commission and City Council prior to the <br /> public hearing on the preliminary plat. <br /> v. The Planning Department shall submit copies of <br /> the preliminary plat to the Sherburne County Highway <br /> Department, Minnesota Department of Transportation and <br /> other appropriate agencies (where applicable) . <br /> vi . The Planning Department shall refer copies of the <br /> preliminary plat to the Planning Commission. The <br /> Planning Department shall arrange for a public hearing <br /> to be held within forty-five (45) days of the approval <br /> of the application by the Planning Department . The <br /> required legal publication shall be made and notices <br /> shall be sent to all property owners of record within <br /> three hundred fifty (350) feet of the exterior <br /> boundaries of the proposed plat and within three <br /> 411 hundred fifty (350) feet of all contiguous property <br /> under common ownership. The developer is required to <br /> 10.27313122 <br />
