Box 490
Elk River, MN 55330
RE: LAFAYETTE WOODS
Dear Mr. Ach:
As requested, we have reviewed the submittal package for the Lafayette Woods
development located north of 193rd Avenue and east of the City trail located on the former
Burlington Northern railroad alignment. The package we reviewed consisted of a
CIVIL ENGINEERINGr Preliminary Plat, a Preliminary Grading and Drainage Plan, and a Preliminary Utility Plan,
ENVIRONMENTAL all prepared by John Oliver and Associates with a revision date of April 25, 1995. Based
OJNICIPAL on our review, we would offer the following comments:
PLANNING
SOLID WASTE A. Preliminary Plat
STRUCTURAL
SURVEYING • The Preliminary Plat contains approximately 123 acres with a zoning of
TRAFFIC Ric. It is proposed to be divided into 213 lots. This is an average of
TRANSPORTATION approximately 1.75 lots per acre. The reason for the low lots per acre ratio
ELECTRICAL/MECHANICAL is the topography and layout of this particular piece of property. There are
ENGINEERING: several large wetlands in the northwestern part of the property which
HVAC preclude this area from being divided into lots. There are also very steep
POWER DISTRIBUTION hills in the northeastern portion of the property which again preclude the
SCADA development of lots in this area. The remainder of the property is heavily
SYSTEM CONTROLS wooded with rolling terrain which causes many of the lots to be relatively
deep and large in area in an effort to fit into the terrain and save as many
trees as possible.
■ The proposed Preliminary Plat contains eight cul-de-sacs. This is a
significantly high number, given a typical plat layout. However, given the
specifics of the vegetation and rolling terrain of this site, it may be difficult
for the Developer to substantially reduce this number of cul-de-sacs without
significantly impacting the natural state of the land.
OFFICES IN:
MINNEAPOLIS
PRIOR LAKE
ST.PAUL
WASECA
230/258-1802.may
