Box 490 <br /> Elk River, MN 55330 <br /> RE: LAFAYETTE WOODS <br /> Dear Mr. Ach: <br /> As requested, we have reviewed the submittal package for the Lafayette Woods <br /> development located north of 193rd Avenue and east of the City trail located on the former <br /> Burlington Northern railroad alignment. The package we reviewed consisted of a <br /> CIVIL ENGINEERINGr Preliminary Plat, a Preliminary Grading and Drainage Plan, and a Preliminary Utility Plan, <br /> ENVIRONMENTAL all prepared by John Oliver and Associates with a revision date of April 25, 1995. Based <br /> OJNICIPAL on our review, we would offer the following comments: <br /> PLANNING <br /> SOLID WASTE A. Preliminary Plat <br /> STRUCTURAL <br /> SURVEYING • The Preliminary Plat contains approximately 123 acres with a zoning of <br /> TRAFFIC Ric. It is proposed to be divided into 213 lots. This is an average of <br /> TRANSPORTATION approximately 1.75 lots per acre. The reason for the low lots per acre ratio <br /> ELECTRICAL/MECHANICAL is the topography and layout of this particular piece of property. There are <br /> ENGINEERING: several large wetlands in the northwestern part of the property which <br /> HVAC preclude this area from being divided into lots. There are also very steep <br /> POWER DISTRIBUTION hills in the northeastern portion of the property which again preclude the <br /> SCADA development of lots in this area. The remainder of the property is heavily <br /> SYSTEM CONTROLS wooded with rolling terrain which causes many of the lots to be relatively <br /> deep and large in area in an effort to fit into the terrain and save as many <br /> trees as possible. <br /> ■ The proposed Preliminary Plat contains eight cul-de-sacs. This is a <br /> significantly high number, given a typical plat layout.
