Memo to Planning Commission Page 6 <br /> May 23, 1995 <br /> • considered a "dense" development for an Rlc (urban) residential <br /> development. <br /> Redesign of 195th Court <br /> In the vicinity of 195th Court along the main trail corridor at the west edge of <br /> the development, a significant stand of oak trees exists. These trees have not <br /> been specifically located on the plan. Staff would suggest that further <br /> investigation and locating the trees in this particular area occur to final plat <br /> approval. Since this area is in a later phase of the development, the <br /> preliminary plat could be approved with a condition that this area be further <br /> studied and redesigned accordingly. <br /> Questionable Lots <br /> Throughout the plat there is a handful of lots that have either an irregular <br /> lot shape or reduced lot depth or width. Although some of these lots may not <br /> present as significant a problem due to their overall size. Furthermore, there <br /> a couple of areas on the plat that may be slightly enhanced if a lot was <br /> eliminated and lot lines adjusted accordingly. <br /> • The following is a list of lots and areas that should be given consideration: <br /> • Eliminate one lot from 195th Circle <br /> • Eliminate one lot from the area of Tipton Court and 196th Circle <br /> • Some of the lots along Upland Avenue appear to have unusual <br /> configurations. This may change when the curves in Upland are corrected <br /> pursuant to the City Engineer's recommendation. <br /> Amenities/Entrance Features <br /> The developer has indicated that the entrance points to this development will <br /> have a significant amount of landscaping and entrance features, providing a <br /> strong identification. Additional plans illustrating these proposed <br /> improvements along with any other amenities proposed for the project should <br /> be submitted prior to approval. <br /> Recommendation <br /> It is recommended that the Planning Commission recommend the following: <br /> A.
