• Mr. Steve Ach <br /> May 18, 1995 <br /> Page Five <br /> • There are a number of places on the Grading Plan where the driveways have <br /> the potential to exceed 10% or that the elevation of the home to the street <br /> would provide for a relatively flat driveway. There are also areas where it <br /> is questionable if there is adequate rear yard drainage. Again, at this small <br /> scale it is very difficult to review for that kind of detail. Also, the <br /> Developer has indicated previously that he plans to do some selective <br /> grading in an effort to save trees. We would recommend that these issues <br /> be held over until the more detailed, larger scaled drawings for each phase <br /> are submitted. <br /> We would note that it is going to be very critical on this type of <br /> development that the Development Plan, when submitted, be an accurate <br /> representation of how the property was ultimately graded, and that it <br /> accurately reflect the minimum and maximum house elevations and the <br /> specific allowable types of homes on each lot. In other words, enough <br /> effort needs to be put into the preparation of the Development Plan that <br /> substantial deviations are not requested or allowed. <br /> • C. Preliminary Utility Plan <br /> • The watermain stubs at the ends of each cul-de-sac need to be looped <br /> wherever possible. It may be difficult in the cul-de-sac at 196th Circle and <br /> the cul-de-sac of Quinn Circle. The area between these two is Outlot A <br /> which is very steep terrain and heavily wooded. The remaining cul-de-sacs <br /> appear to have opportunities for looping which should be required. <br /> • The Fire Chief has reviewed the Utility Plan relative to hydrant spacing. <br /> Based on his comments, the following list of additional or relocated hydrants <br /> is provided: <br /> Phase l <br /> - Add a hydrant at the rear of 194th Court cul-de-sac. <br /> - Eliminate the hydrant between Lots 4 and 5, Block 4. <br /> - Add a hydrant between Lots 3 and 4, Block 3. <br /> - Add a hydrant between Lots 11 and 12, Block 1. <br /> - Add a hydrant at the entrance to the plat off of County Road 77. <br /> - Add a hydrant at the rear of the Quinn Street cul-de-sac. <br /> Phase 2 <br /> • - Add a hydrant at the rear of 1931/2 Circle cul-de-sac. <br /> - Eliminate the hydrant between Lots 4 and 5, Block 2. <br /> - Add a hydrant between Lots 4 and 5, Block 3. <br /> 230/258-1802.may <br />
