MEMORANDUM <br /> • TO: The Elk River Planning Commission <br /> FROM: Herbert S. Adolphson, Community Development Director <br /> The Brentwood public hearing held on November 26, 1979, was for <br /> preliminary plat and lot size approval . The legal notice was <br /> published and notices mailed to adjoining property owners. <br /> During the November 26th meeting, the lot sizes were discussed. <br /> However, the motion for approval of the preliminary plat did not <br /> include the lot size variance. The total area is 250 acres with <br /> 13.26 acres in outlots, leaving 236.74 acres for the dwelling lots . <br /> There are 101 proposed lots giving an average size of 2.34 acres . <br /> The Planning Commission needs to find: <br /> 1 . That to do the topography and need to keep street grades low, <br /> some lots become less than 2.5 acres . <br /> 2. That the variance is necessary for the preservation and enjoy— <br /> ment of a substantial property right of the petitioner. <br /> 3. That the granting of the lot size variance would not be <br /> detrimental to the public welfare or injurious to other property <br /> • in this area. <br /> 4.
