In <br /> order to assure this driveway will function as identified, proper design <br /> and signage will need to be utilized. <br /> ANALYSIS <br /> The following are specific comments regarding staffs review of the <br /> submitted development plans which will need to be addressed and <br /> incorporated into the plans prior to issuance of a building permit. <br /> A. Parking and Circulation <br /> 1. Curb and gutter must be utilized throughout the entire <br /> parking area. The one exception to this is along the <br /> southerly driveway where a future parking area is <br /> designated. However, a bituminous curb should be <br /> incorporated along this side of the driveway as a <br /> temporary measure. <br /> 2. The "exit only" drive will need to be properly designed <br /> • and signed to assure operation of the entrance as an exit <br /> only. <br /> B. Pedestrian Circulation <br /> 1. Handicap ramps shall be provided in accordance with <br /> code requirements. <br /> 2. It is recommended a pedestrian ramp be provided at the <br /> south terminus of the sidewalk, which extends to the <br /> building entrance. <br /> 3. Final plans should illustrate the sidewalk along Freeport <br /> Avenue. The sidewalk is located within the right of way <br /> and is approximately one foot off of the property line. <br /> C. Landscaping <br /> 1. As part of the Elk Park Center PUD (Planned Unit <br /> Development) there are typical planting areas to establish <br /> a landscaping theme throughout the development. One of <br /> • these locations is at the corner of 191st and Freeport <br /> Avenue. This planting area should be shown on the <br /> firstban.pc <br />
