Elk Park Center, Phase I Page 4 <br /> March 29, 1994 <br /> • <br /> Landscaping <br /> The proposed landscaping plan provides a diversity of material <br /> throughout the site. A typical entrance planting theme is provided at <br /> most every entrance point to the shopping center. In addition, <br /> landscaping will be provided to adequately screen loading areas and <br /> buffer the residential to the west. Berming and landscaping will line <br /> the perimeter of both Freeport Avenue and Jackson Road providing an <br /> aesthetically pleasing environment around the project. <br /> Signage <br /> The proposed sign package includes the following: <br /> • Development sign along Highway 169. This sign is proposed to be <br /> thirty-five (35) feet in height and sixteen (16) feet, eight (8) inches <br /> wide. Staff is recommending a maximum sign of thirty (30) feet high <br /> with a total square footage of 510 square feet. This recommendation <br /> coincides with the development sign shown in the plans sent to the <br /> • Planning Commission. <br /> • Development sign at the corner of Freeport Avenue and Jackson Road. <br /> This sign was intended to be eight (8) feet high with a maximum <br /> square footage of 64 square feet, and not have any tenants listed on <br /> the sign. The developer is proposing an eight (8) foot high and sixteen <br /> (16) foot wide (128 square feet) sign that identify both Target and Cub <br /> Foods. With the properly designed sign, staff does not have a problem <br /> exceeding the 64 square feet mentioned above, however, should be <br /> something less than 128 square feet. <br /> • Tenant wall signs. Wall signage is proposed to consist of individual <br /> letters no larger than thirty-two (32) inches for upper case letters and <br /> lower case letters would be no larger than twenty-four (24) inches. <br /> • No signage is proposed along the rear of the building. However, Target <br /> has expressed an interest in having a small (4x4) monument style sign <br /> at the most southerly entrance drive off of Jackson Road. <br /> This is an overview of the issues relating to Elk Park Center.
