Mr. Steve Rohlf <br /> • <br /> June 4, 1993 <br /> Page Five <br /> 4. The service drive behind Building E at the south end of the development is only <br /> wide enough for one-way traffic. Consideration should be given to widening this <br /> service drive. At a minimum, the service drive needs to be wider at the <br /> intersection with Freeport Avenue to facilitate turning movements of large delivery <br /> vehicles. <br /> 5. A previous site plan indicated that there were a total of 1,879 parking stalls <br /> required, but only 1,781 stalls provided. The current site plan actually shows less <br /> than 1,781 parking stalls by removing stalls between the Cub Foods and Wallmart <br /> buildings. This raises the question of whether or not sufficient parking is <br /> provided on the site. <br /> 6. The buildings shown north of the Wallmart store raise the issue of how deliveries <br /> will be provided to these two facilities. <br /> 7. Access to the outside storage yard at Menards is not acceptable for the following <br /> reasons: <br /> • a. A vehicle headed southbound along the front of the Menards store would <br /> be forced to make a 90° turn to the east followed immediately by a 120° <br /> turn to the southwest to enter this area. <br /> b. Delivery truck traffic would be forced to come down the driving aisle in <br /> front of the southerly-most set of stores (Building E). This aisle is shown <br /> to have parking stalls on both sides, resulting in a conflict between <br /> delivery vehicles and customer vehicles. It would be desirable to separate <br /> these two types of traffic. <br /> 8. The two access roads that lead from Freeport Avenue west to the storefronts and <br /> are separated from the parking lots by raised median should have stop sign control <br /> where they intersect other driving aisles. <br /> 9. We would recommend that stop signs and pavement markings for pedestrian <br /> crossings be installed along the roadway directly in front of the Cub Foods, <br /> Wallmart, and Menards stores. <br /> 10. The lack of green space on the site raises the obvious question of where will snow <br /> be stored or where will it be removed to. <br /> 11. Curve data needs to be provided on the preliminary plat for Freeport Avenue to <br /> • <br /> ensure that the roadway alignment meets Municipal State Aid design criteria. <br /> 152-0401.jun <br />
