Strikethroughs to be removed <br />Underlines to be added <br />Last Updated March 2014 <br />minimum lot width requirement in the zoning district, connecting the building site area with the <br />frontage street. <br />Flood means a temporary increase in the flow or stage of a stream or in the stage of a wetland or <br />lake that result in the inundation of normally dry areas. <br />Flood frequency means the frequency for which it is expected that a specific flood stage or <br />discharge may be equaled or exceeded. <br />Flood fringe means that portion of the floodplain outside of the floodway. The term "flood <br />fringe" is synonymous with the term "floodway fringe" used in the Flood Insurance Study, <br />Sherburne County, Minnesota and Incorporated Areas. <br />Floodplain means the beds proper and the areas adjoining a wetland, lake or watercourse which <br />have been or hereafter may be covered by the regional flood. <br />Floodproofing means a combination of structural provisions, changes, or adjustments to <br />properties and structures subject to flooding, primarily for the reduction or elimination of flood <br />damages. <br />Floodway means the bed of a wetland or lake and the channel of a watercourse and those <br />portions of the adjoining floodplain which are reasonably required to carry or store the regional <br />flood discharge. <br />Floor area means the sum of the gross horizontal area of all floors of a building measured from <br />the exterior walls, including basements and attached accessory buildings. <br />Floor area ratio (FAR) is the numerical value obtained by dividing the floor area of a building by <br />the total size of the lot on which such building is located. <br />Floriculture means the cultivation and management of ornamental and flowering plants for sale <br />on-site from a wayside stand. <br />Frontage means the longest length of the property line of any one premise along the street(s) or <br />road(s) on which it fronts. <br />Frontage, building, means the length of an outside building wall facing the street or road on which <br />it fronts. <br />Funeral home means a building or part thereof used for human funeral services. Such building <br />may contain space and facilities for (a) embalming and the performance of other services used in the <br />preparation of the dead for burial; (b) the performance of autopsies and other surgical procedures; <br />c) the storage of caskets, funeral urns, and other related funeral supplies; (d) the storage of funeral <br />vehicles; and (e) facilities for cremation. <br />Garage, private, means an accessory building for storage of self-propelled vehicles and tools and <br />equipment maintained as incidental to a conforming use of the premises. <br />Garage, public, means any premises except those defined as a private garage used for the storage <br />or care of self-propelled vehicles or where any such vehicles are equipped for operation or repair or <br />are kept for remuneration, hire, or sale. <br />Garden center means a place of business where retail and wholesale products and produce are <br />sold to the consumer.
