Staff approval of a complete application for a subdivision exemption combining the 16 feet of <br /> land between the subject parcel and the Pheasant Run subdivision with PID 75-113-3202. <br /> 2. The final plat of Raspberry Ridge must be recorded immediately after the subdivision exemption <br /> noted in condition number one. <br /> 3. A Development Agreement must be signed by the city and developer prior to releasing the final <br /> plat for recording. <br /> 4. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the public <br /> improvements. <br /> 5. Upon completion of all improvements and acceptance by the city, a security or warranty in a form <br /> acceptable to the city engineer must be secured. <br /> 6. Development Plan shall be approved by the city engineer prior to issuance of building permits. <br /> 7. Surface Water Management Fee shall be paid for three lots at the rate applicable at the time the <br /> final plat is released for recording. (currently$116 per lot). <br /> 8. Park Dedication Fee shall be paid for three dwelling units at the rate applicable when the <br /> subdivision is released for recording. The 2018 rate is $1,425.93 per lot. <br /> 9. A 30-foot wide trail easement shall be recorded along the entire north side of Lot 1, Block 1. <br /> 10. All comments in the Stormwater Coordinator memo dated December 6, 2017, shall be addressed. <br /> 11. Any item or condition found indicating the site is likely to yield information important to pre- <br /> history or history shall immediately be reported to the city. Further, the city reserves the right to <br /> stop work authorized in its approval until the site is appropriately investigated and work is <br /> authorized. <br /> The Parks and Recreation Commission recommended a 30-foot wide trail be recorded along the <br /> entire north side of Lot 1, Block 1. Based on prior approvals by the City Council and agreements <br /> with the county, trails may be located in the 50-foot county right-of-way. Staff recommends this <br /> condition be removed by the City Council. <br /> Background/Discussion <br /> The subject property is generally south of 2091h Avenue NW and west of Hoover Street NW.
