Stormwater <br />7. All home low openings must have a minimum of 1’ freeboard from any HWL or EOF - <br />whichever is higher. <br />8. The wetland along the East side of Edison Ct NW may need to have an EOF to I-basin 4. <br />9. List culvert elevations at Cleveland St. north of lot 424. Will this be the EOF for both <br />wetlands to the west of this culvert? <br />10. All proposed driveway grades must be less than 8%. Optimal grades are about 4-5%. Please <br />work to achieve optimal grades where possible. <br />11. Submit full HydroCAD for the proposed development with new 12 lot addition included. <br />12. Need elevations and cross sections for all storm culverts/pipes. <br />13. List the lowest opening lookout elevation for proposed FB/SL homes. <br />14. I-basin 13 and 14 don’t appear to provide 3 ft. of separation between the bottom of the <br />proposed basin and approximate groundwater elevation of 906’ (based on wetland <br />elevation). Soil borings may have to be provided to ensure adequate separation. <br />15. Proposed grading for side slopes must be 3/1 or flatter. <br />16. Following an updated submittal, the full SWPPP will be reviewed. <br /> <br />Environmental <br />17. The proposed bridge over Trott Book on the west side of Twin Lakes Parkway will impact <br />wetlands and will require a formal Wetland Conservation Act decision. <br />18. The Edison Ct cul-de-sac is not meeting the 45 foot setback and has a proposed retaining <br />wall along the southwest portion of the wetland basin. Relocate the retaining wall to be as <br />close to the roadway as possible rather than following the 25 foot wetland edge. <br />Additionally, who shall own the retaining walls into the future? The city does not desire to <br />own and maintain any retaining walls. <br />19. All existing and disturbed vegetation within the 25 ft. buffer shall be maintained in <br />accordance with city code section 30-1853. All wetland buffer and buffer strip setback areas <br />within the outlots should be seeded with wetland vegetation or planted with appropriate <br />upland species approved by city staff. <br />20. Additional retaining walls will not be permitted within the 45 ft. wetland setback (buffer and <br />buffer setback). Retaining walls are considered hardcover and are not permitted in the <br />wetland setbacks of individual properties and are not permitted in the 20 ft. rear yard <br />structure setback. <br />21. The house lot-fit plan shows a possible encroachment of parcel #480 within the wetland <br />setback and #486 within the utility easement. Please verify that they do not encroach. <br />22. Show the HWL of each wetland adjacent to proposed single family residential parcels. <br />23. The 25’ wetland buffer must be signed at each property line or every 200 feet, whichever is <br />less. <br /> <br />
