The following <br />comments and recommendations are intended to bring the project in line with current city <br />requirements and should be addressed on future plans. It is helpful to include a response letter to <br />the comments below. Unaddressed comments will be incorporated into recommended conditions <br />for Preliminary Plat approval. <br /> <br />General Comments <br />1. All corner lots must maintain a buildable area of 50 feet wide for all areas within approved <br />setbacks. <br />2. Submit updated landscape plans. <br />3. The rear yard setback for all lots in the subdivision can be reduced to 20 feet. The PUD <br />agreement will be updated to reflect the changes. <br />4. The house types for parcels 255 – 259, 412 – 415, 419 – 422, 439-437, 487, & 481 should be <br />re-evaluated and adjusted to ensure they preserve 20 feet between the building pad and the <br />rear easement. <br /> <br />Engineering <br />1. All construction south of the overhead powerline shall be completed in a single phase. This <br />includes the proposed Phases Q, R, and a portion of P. <br />2. Submit a full development plan. <br />3. Update and submit full utility plans which include additional 12 lots. <br />4. Update and submit full street plans which include additional 12 lots. <br />5. Update 2004 traffic study to reflect current volumes of adjacent roadways and revised trip <br />projections for the number of units proposed with the full development. <br />6. Trail shall be added and extended to the south limits of the plat along the west side of CR <br />40. <br />
