24 <br />On-Site Management <br />RJM will provide full-time on-site supervision for all work. Our highest priority on <br />the project is to provide and maintain a safe working environment for everyone <br />on site. We understand that monitoring the quality of work daily is in the best <br />interest of everyone and RJM takes this responsibility seriously. <br />Project Safety <br />RJM’s superintendent closely monitors work of the contractors ensuring safety <br />procedures are being followed. <br />RJM Construction has been recognized by the Minnesota Department of <br />Labor and Industry and AGC of Minnesota as a Construction Health and Safety <br />Excellence (CHASE) partner. The CHASE partnership charter acknowledges the <br />importance of providing a safe, healthful work environment in construction <br />and seeks a working relationship that creates mutual trust and respect among <br />all parties, including project owners and construction workers, involved in the <br />construction process. <br />Schedule Control <br />RJM’s scheduler, Thomas Hussong, will review all contracts for specific scheduling <br />needs and profile critical time lines. The master schedule is updated regularly, <br />with an eye always on the overall completion date. We also provide three week <br />projection schedules that provide a breakdown of current project tasks, which are <br />utilized in the management of the contractors and vendors. <br />These tools will be used when coordinating work sequencing to ensure materials <br />and labor arrive as scheduled. Subcontractors will be held accountable to meet <br />these schedules as they will be developed early as a tool to use when awarding <br />subcontracts. A low-cost subcontractor is only qualified if they can meet the <br />project milestones. <br />Cost Control <br />During construction we diligently manage the project budget and contingency. <br />At each project meeting we will provide an updated budget so everyone is aware <br />of the financial status of the project at all times. Should cost issues arise, RJM <br />will collaborate with the design team to provide several options to solve the <br />challenge, mitigating cost impact. <br />RJM will keep the team aware of the status of the project contingency throughout <br />construction. As project milestones are met, options for utilizing contingency <br />dollars for owner-desired scope enhancements are given. Through careful <br />planning and tight project cost control, RJM will assist the City of Elk River in <br />completing the project on budget. <br />Elk River Ice Arena and Lion John Weicht Park Facilities <br />Part III: Key Qualifications & Approach <br />As a CHASE partner, RJM has <br />been publically recognized <br />for enforcing the importance <br />of providing a safe, healthful <br />work environment.
