21 <br />Elk River Ice Arena and Lion John Weicht Park Facilities <br />Part III: Key Qualifications & Approach <br />RJM will work with the team to develop a project schedule that limits disruption to <br />the school parking, ball fields, tennis courts and ice arena programming. <br />An accurate schedule begins with a strong understanding of the project goals. <br />Below we have identified some initial parameters and possible solutions for your <br />project: <br />1. Limit school disruption both with noise and parking lot usage until end of <br />2017-2018 school year. <br />• Off hours trucking <br />• Start heavy work after school year ends <br />2. Maintain one sheet of ice programming for duration of project (minimal <br />shutdowns). <br />• Modify design of future shared refrigeration room so that existing Olympic <br />plant can remain in use during construction <br />• Temporary entrance through either NE or SE corner while new lobby is <br />constructed <br />• Possible temporary solution needed for existing snow-melt <br />• Possible temporary team rooms and bathrooms depending on extent of <br />phasing <br />3. New softball field ready for play at start of 2019 season. <br />• Assuming sand and peat vs. turf, seeding complete in 2018 <br />4. Extend use of tennis courts until end of 2017-2018 school year. <br />• Depending on phasing all or at least two can remain useable until school lets <br />out <br />5. Electrical utility relocation needed prior to new rink addition. <br />• Confirm with Energy provider timing of relocation <br />• Might make more sense to start Olympic renovations first while this work is <br />happening <br />Construction <br />Construction projects within occupied facilities provide challenges that require an <br />experienced construction manager. RJM specializes in the renovation of occupied <br />facilities. This experience will guide the project team through proactive solutions: <br />• Studies of existing conditions <br />• Schedule development and phasing <br />• Public egress <br />• Systems operation and shutdowns <br />• Communication with the public
