21 Elk River Ice Arena and Lion John Weicht Park Facilities Part III: Key Qualifications & Approach RJM will work with the team to develop a project schedule that limits disruption to the school parking, ball fields, tennis courts and ice arena programming. An accurate schedule begins with a strong understanding of the project goals. Below we have identified some initial parameters and possible solutions for your project: 1. Limit school disruption both with noise and parking lot usage until end of 2017-2018 school year. • Off hours trucking • Start heavy work after school year ends 2. Maintain one sheet of ice programming for duration of project (minimal shutdowns). • Modify design of future shared refrigeration room so that existing Olympic plant can remain in use during construction • Temporary entrance through either NE or SE corner while new lobby is constructed • Possible temporary solution needed for existing snow-melt • Possible temporary team rooms and bathrooms depending on extent of phasing 3. New softball field ready for play at start of 2019 season. • Assuming sand and peat vs. turf, seeding complete in 2018 4. Extend use of tennis courts until end of 2017-2018 school year. • Depending on phasing all or at least two can remain useable until school lets out 5. Electrical utility relocation needed prior to new rink addition. • Confirm with Energy provider timing of relocation • Might make more sense to start Olympic renovations first while this work is happening Construction Construction projects within occupied facilities provide challenges that require an experienced construction manager.
