The <br />site is located on the southwest corner of Highway 10 and Joplin Street. <br /> <br />The City Council discussed the proposed uses in the convenience center and <br />some of the traffic issues associated with this proposal. <br /> <br />Dan Richman and Charlie Radloff, representing the developer, responded to <br />comments from the Council. <br /> <br />Mayor Duitsman opened the public hearing. There being no one for or against <br />the matter, Mayor Duitsman closed the public hearing. <br /> <br />Planning Commission representative Chris Kreger offered comments on the <br />Planning Commission's concerns with this proposal. <br /> <br />COUNCILMEMBER HOLMGREN MOVED TO APPROVE THE CONDITIONAL USE PERMIT <br />REQUEST BY RIVER WOODS DEVELOPMENT CORPORATION TO CONSTRUCT A 20,000 <br />SQUARE FOOT CONVENIENCE CENTER ALONG WITH A ZERO LOT LINE DEVELOPMENT <br />FOR A SHARED DRIVEWAY WITH THE FOLLOWING CONDITIONS: <br /> <br />1. ALL THE COMMENTS CONTAINED IN THE REPORT TO THE PLANNING <br />COMMISSION DATED 1/24/95 BE INCLUDED IN THE REVISED PLANS AND <br />SUBMITTED FOR REVIEW PRIOR TO THE ISSUANCE OF A BUILDING PERMIT. <br /> <br />2. <br /> <br />ALL THE COMMENTS WITHIN THE CITY ENGINEER'S MEMO DATED 1/19/95 BE <br />INCLUDED IN THE REVISED SET OF PLANS. <br /> <br />e <br /> <br />3. A COMPLETE SIGN PACKAGE CONSISTENT WITH THE MOST RECENT <br />COMMERCIAL DEVELOPMENTS OCCURRING ALONG HIGHWAY 169 BE <br />INCLUDED AND MADE PART Of THIS PROJECT. THIS INCLUDES A MONUMENT <br />STYLE FREE-STANDING SIGN AND WALL SIGNAGE CONSISTING OF <br />INDIVIDUAL LETTERS FOR EACH OF THE TENANTS. <br /> <br />4. REVISED PLANS BE SUBMITTED FOR FINAL REVIEW AND APPROVAL PRIOR TO <br />ISSUANCE OF A BUILDING PERMIT. <br /> <br />COUNCILMEMBER FARBER SECONDED THE MOTION. THE MOTION CARRIED 5-0. <br /> <br />7.8. Consider Final Plat for Riverside Development-Hillside Crossina South, Public <br />Hearing, Case No. P 94-11 <br /> <br />City Planner Steve Ach provided background information on this request. <br />Changes in the planned use of Outlot B, the southern part of Lot 1, and changes <br />in the Outlot B easement were noted. Additionally, changes in Exhibit B for Items <br />1 and 6 (Outlot A and B reversed) were also noted. <br /> <br />Mayor Duitsman opened the public hearing. <br /> <br />e <br /> <br />Jeff Gongoll, Riverside Development, provided an overview of the proposal. Jeff <br />requested that Item 14 be removed from Exhibit B regarding a permit from MPCA <br />and that Item 15 be removed as it is no longer needed. <br />
