BASIC SERVICES <br /> Kodet Architectural Group has the expertise and experience to provide full architectural <br /> consulting services for the restoration.The following outline describes the services referred to in this proposal.The complete scope of <br /> services will be outlined by the selected form of agreement.We suggest using the AIA BI01 Owner/Architect Agreement. <br /> DESIGN DEVELOPMENT <br /> Architectural design development services during the Design Development Phase include <br /> preparation of design documents based on full scope of restoration services identified for the project. <br /> • Plans <br /> • Elevations <br /> • Cost estimate <br /> • Scope of improvements as outlined in the cost estimate <br /> • Selection of building materials and systems <br /> • Structural Design,if required(to be an additional services) <br /> • MEP,if required(to be an additional services) <br /> • Meetings <br /> CONSTRUCTION DOCUMENT <br /> Architectural design/documentation services during the Construction Documents Phase consist of <br /> preparing drawings based on approved Design Development documents setting forth in detail the architectural construction <br /> requirements for the project. <br /> • Detailed construction plans and specifications <br /> • Detailed construction elevations <br /> • Detailed selection of building materials and systems <br /> • Detailed structural construction drawings,if required(to be an additional services) <br /> • MEP and fire sprinkler, based on performance specifications for design build by the <br /> contractor,if required(to be an additional services) <br /> • Meetings <br /> BIDDING OR NEGOTIATION <br /> Place approved project Contact Documents out for bids to mutually acceptable contractors. <br /> • Interpretation of construction documents during Bidding <br /> • Evaluation of bids <br /> • Issue addenda <br /> • Services as needed to facilitate bidding <br /> • Meeting for bid opening and analyze bids for compliance with specifications <br /> • Summarize bids received and recommend bid award to the owner <br /> CONSTRUCTION ADMINSTRATION <br /> • Coordinate with contractor(s)in observation and review of the construction work <br /> • Review applications for payments,prepare change orders,and issue RFPs and ASIs <br /> • Process submittals, including receipt, review of, and appropriate action on shop <br /> drawings product data, samples and other submittals required by the Contract <br /> Documents <br /> • In-office consultation and interpretation of drawings and specifications. <br /> • Distribution of submittals to owner,contractor and/or architect's field representative <br /> • Prepare the necessary punchlist and project close-out documents <br /> • Warranty punchlist at the end of construction and an 11-month warranty inspection <br /> • Estimate of 8 site visits by A/E team <br /> OPTIONAL SERVICES BY THE ARCHITECT OR OTHERS <br /> • Soil borings,testing and survey,etc.will be coordinated by Kodet Architectural Group <br /> and are to be paid directly to the vendor by the Elk River Municipal Utilities. <br /> • Environmental analysis,design,etc.(i.e.asbestos)are not included. <br /> • Building assessment services are not included in this proposal. Scope of assessment <br /> services depends on the condition of the building to be remodeled <br /> Basic Services Fees: Proposed fees,Architecture,Mechanical,Electrical,Plumbing,Fire and <br /> Structural.Lump sum negotiated based on 7.85%of construction cost plus reimbursable expenses.
