Outdoor Storage and Display <br /> <br />The proposal includes a 17,500 square foot outdoor garden center. The <br />applicant has requested approval for use of this area year round (garden <br />center, Christmas tree sales). The area should not be used for year round <br />sales, storage or display; it should be limited to April- September. The <br />garden center will be enclosed with a knee high brick wall with columns and <br />an aluminum fence made to look like wrought iron. <br /> <br />Building Elevations <br /> <br />The building design was compared to the design standards reviewed by the <br />Council just prior to considering this item. The proposed building is <br />consistent with those standards. <br /> <br />The building has architectural features or patterns that provide visual <br />interest at a pedestrian scale. The arches, pilasters, cornice details and <br />variations to the roof lines are provided to break up the mass of the building <br />and add interest to the building. <br /> <br />. <br /> <br />The proposed building will consist of different shades of tan with blue accent <br />within and over the arches. The main color of the building will be medium <br />tan with red brick colored accent knee wall and pilasters. <br /> <br />The predominant material on the front wall is proposed to be split faced <br />block. The red accent material is proposed to be a brick like material called <br />"quick brick". The applicant will be providing a sample of the material at <br />Monday's meeting. The split faced block will be used on all sides of the <br />building. Elements of the architectural treatments, arches, cornice details, <br />pilasters and the knee wall, have been incorporated into the other three sides <br />of the building. <br /> <br />Landscaping <br /> <br />The applicant has provided a landscape plan to reflect changes in the site <br />plan. The original landscape plan reviewed by staff was for a plan that <br />included a larger building. The building has been downsized and the site plan <br />modified to reflect the new building. Minor changes in the landscape plan <br />may be required to better screen the loading areas. Landscaping has been <br />proposed near and in front of the building with a raised planter near the <br />garden center; this will help to add color and break up the front fa<;ade. <br /> <br />. <br /> <br />s: \PLANNING\SCOTT\CU9932CC.DOC <br />
