<br />Memo to Mayor & City Council/CD 99-32 <br />October 18, 1999 <br />Page 2 <br /> <br />. Site Plan <br /> <br />The site plan was compared to the development plan that was approved as <br />part of the conditional use permit for the PUD. The approved development <br />plan proposed a 197,000 square foot building including an area indicated for <br />future expansion. The proposed Wal-Mart is 143,000 square feet plus an area <br />for a 65,000 square foot expansion. The site plan shows the adjacent lot to the <br />north, Lot 1, Block 2, for future additional parking. The additional lot is <br />needed so that Wal-Mart can meet the parking requirements for the future <br />addition. <br /> <br />At this time the City Council is being asked to consider just the initial <br />143,000 square foot building and associated parking and landscaping. Wal- <br />Mart will have to apply for a separate conditional use permit if and when <br />they move forward with any expansion plans <br /> <br />Parking and Access <br /> <br />. <br /> <br />The plan shows 779 parking spaces to be included as part of the initial <br />construction. The 143,000 square foot retail space requires 715 parking <br />spaces. The additional 64 parking spaces being provided should meet any <br />additional parking needs for the outdoor garden center. The parking <br />requirements for the expansion will be assessed at the time they come <br />forward with future plans. The proposed spaces and drive aisles meet the <br />dimensional requirements of the zoning code. <br /> <br />Access to the site is provided as shown on the approved development plan. <br />There are 2 access points provided from Zane Street, one at the north end <br />and one at the south end of the site. They are 25 feet wide and will allow for <br />one lane in and one lane out. <br /> <br />Loading docks are located in the rear of the building, abutting County Road <br />12. The loading docks are at an elevation that is about 15 feet below County <br />Road 12. The loading doors do not face the road, the trucks will back in so <br />that they are parallel to the street. <br /> <br />Grading and Drainage <br /> <br />Grading, Drainage and utilities are addressed in the City Engineer's memo. <br /> <br />. <br /> <br />s: \PLANNING\.8COTT\CD9932CC.DOC <br />
