Their 17 spaces were approved as part of the PUD <br />approval in 1992. <br /> <br />The applicant has indicated that of the seniors using the facility, 55-60% are residents <br />within one of the three buildings. Of the 142 residents, 48 still own a vehicle. There are <br />7 employees between the kitchen and office staff. In addition, senior may attend <br />activities via the River Rider, a senior transportation service. The parking as proposed <br />meets the code requirements. <br /> <br />Access will continue to be via the existing driveways. No changes are proposed to the <br />driveways. <br /> <br />Drainage/Landscaping <br /> <br />With the building and parking additions, green space will be lost. As part of the building <br />permit application, a grading and drainage plan should be submitted. The applicant will <br />need to comply with the comments of the City Engineer. The total impervious surface <br />will be 41%. <br /> <br />A landscape plan was not submitted, however, it appears that none of the existing trees <br />will be affected by either the building or the parking additions. If trees are to be <br />removed as a result of either activity, a landscape plan should be submitted and the <br />trees replaced. Landscaping should be installed around the building. <br /> <br />Plannina Commission Action <br />The Planning Commission voted unanimously to recommend approval of the request to <br />the City Council with the following conditions: <br /> <br />1. THE APPLICANT SHALL SUBMIT A GRADING AND DRAINAGE PLAN AS PART <br />OF THE BUILDING PERMIT APPLICATION AND SHALL COMPLY WITH THE <br />COMMENTS OF THE CITY ENGINEER. <br /> <br />2. IF TREES ARE TO BE REMOVED AS PART OF THE BUILDING OR PARKING <br />EXPANSION, A LANDSCAPE PLAN SHALL BE SUBMITTED AND THE TREES <br />REPLACED. <br /> <br />3. SIX (6) PARKING STALLS LOCATED IN THE NORTHWEST CORNER OF THE <br />SITE SHALL BE REMOVED AND PROOF OF ADEQUATE PARKING IS TO BE <br />PROVIDED. <br />
