<br />Memo to Mayor and City CouncillP 99-8 <br />June 21, 1999 <br />Page 5 <br /> <br />. <br /> <br />The proposed uses (clinic, restaurant/retail, drugstore) can meet the required <br />parking. It is the theater, whose expansion was approved in 1997 that is <br />short 348 spaces. When the Council approved the theater expansion in 1997 <br />parking was an issue that received much discussion. It was noted that the <br />key to developing the mall would be diversifying the mix of tenants so the <br />peak parking demands will differ. The applicant has provided documentation <br />supporting their assertion that the proposed uses are compatible with the <br />theater, and, even though the parking requirements are not met, parking <br />should not be a problem. <br /> <br />Signage <br /> <br />Wall signs are proposed for each of the tenants in the freestanding building. <br />The drug store located at the east end of the building is asking for 2 wall <br />signs, one on the south end and one on the east side facing Highway 169. <br /> <br />Wall signage for the restaurant is proposed for the north and west sides of <br />the building. The retail tenant will have a wall sign on the west side of the <br />building. <br /> <br />. Individual letters are being proposed for wall signs. The exact size will be <br />established in the pun agreement. It is likely wall signs will be similar to <br />the multi-tenant buildings at Elk Park Center and Hillside Crossing. <br /> <br />Two freestanding monument style signs are proposed. A 19 foot tall multi <br />tenant sign is proposed along Highway 169 and a 8 1/2 foot tall multi tenant <br />sign is proposed along Freeport. The drugstore, restaurant and clinic will <br />have space on the monument signs. The sign along Highway 169 will have 80 <br />square feet of sign space and the sign along Freeport will have 48 square feet. <br /> <br />Grading, Drainage and Utilities <br /> <br />The City Engineer will be addressing grading, drainage and utilities in his <br />memo. <br /> <br />Landscaping <br /> <br />The landscaping plan is acceptable with minor modifications such as <br />additional trees in the parking islands and along the south and east sides of <br />the drug store building. <br /> <br />. <br /> <br />F: \SHRDOC\PLANNING\SCOTT\P99-8CC.DOC <br />
