<br />Memorandum-Land Use and <br />Station Area Planning Program <br />April 28, 1999 <br />Page 6 <br /> <br />. <br /> <br />roadway issues, ingress and egress to site <br />bus feeder systems <br />zoning and opportunities for redevelopment <br /> <br />Since the final location of a few of the proposed station sites have not been <br />established, this phase of project development will help identify and focus on <br />the issues which influence alternate site selection. <br /> <br />b. Contacts/Reviews: Contact municipalities and agencies as required to acquire <br />any additional inventory information and detailed studies which may be <br />needed to identify issues. No formal schedule of reviews or contacts with <br />municipalities has been anticipated for this phase. <br /> <br />c. Work Products: Prepare the following presentation graphics for use as <br />documentation of issues. <br /> <br />1. FORCES/ISSUES PLAN: Utilizing the aerial photography identified <br />above as a base plan, BRW will prepare a plan for each station area which <br />illustrates the existing site forces and issues which may influence station <br />location and design. This plan will graphically illustrate as an overlay, the . <br />existing track location and proposed station location(s), major landmarks, <br />street names, bus routes, existing and projected traffic volumes, signalized <br />intersections, adjacent land use, existing and proposed developments, <br />parks, neighborhoods, and similar features. <br /> <br />d. Schedule: A majority of this work will be accomplished during the months of <br />May, June and mid July 1999. <br /> <br />Subtask 2.2.3: Station Site Planning (Preliminary) <br /> <br />a. Goal: Utilizing the existing conditions information gathered in 2.2.1 and <br />analysis data in 2.2.2 above, prepare concept station area plans. These plans <br />will be used to illustrate the proposed station location and site configuration, <br />determining total land area required for each of the station area components <br />and their configuration. Planning will consider: <br /> <br />Platform and canopy configuration <br />Auto access and egress <br />Feeder bus access and egress <br />Number and layout of parking spaces <br />Pedestrian circulation <br />Landscape treatments <br />Right-of-way requirements <br />Adjacent land uses <br />Potential storm water ponding areas <br /> <br />. <br />
