Miske Meadows — Third Addition— Response to City Comments <br />04/20/2017 <br />Page 2 <br />6. Basin seven was originally designed as a dry basin. It was agreed this basin would be monitored to see if it <br />functions that way or not. Since grading, the basin has held water. The new basin <br />seven should be designed as a wet basin as it appears this area will not infiltrate. In order to consider this <br />pond as a dry basin, soil boring analysis and infiltrometer testing (two of each) in the new basin seven <br />location detailing function, rate and drawdown information must be submitted. <br />Response: The basin has been redesigned to act as additional storage for large rain events. Please refer to <br />the revised plans and stormwater report. <br />7. If, however, the pond must operate as a wet basin, all property lines must be adjusted to ensure the <br />proposed outlot includes the entire 25 foot buffer, as measured at the ordinary high water level. This <br />situation would further reduce lot depths, and increase concerns regarding the size of the lots. <br />Response: The pond has been revised and subsequently the high water level has been lowered. <br />8. Include reference of current ground elevation in relation to proposed elevation for basin seven. <br />Response: The existing ground elevations are shown on the grading plan as existing contours <br />9. Identify low opening elevations for all home types. <br />Response: Plans have been revised accordingly. <br />10. Please correct driveway slopes to ensure they are below 8 %. <br />Response: Plans have been revised accordingly, <br />Additional City Comments via Email on 04/06/2017 <br />1. We will consider allowing this at the owner and contractors risk provided all outside permits are in place. <br />(MPCA Sewer Extension Permit, and MDH Permit) <br />Response: Understood <br />2. Based on comments provided earlier today, it remains uncertain if the two additional lots as currently <br />proposed, different than shown in the preliminary plat, will be feasible. As such we are not prepared to <br />approve the installation of any services to those two lots at this time. <br />Response: Understood, please see revised plans <br />3. This advancement would only be for installation of the utilities in MM3 by C. W. Houle, the contractor you <br />desire to keep on site after their utility work ends in MM1 and MM2.
