Spectrum has been located in the business park since 2011. The addition of this facility and the eventual growth to <br />1,000 students (currently 670 students) will have minimal impact to traffic congestion or interference on Twin <br />Lakes Road NW or on adjacent and neighboring public thoroughfares. <br />6. This facility will not involve uses, activities, processes, materials, equipment and conditions of operation that will <br />be detrimental to any persons or property because of excessive traffic, noise, smoke, fumes, glare, odors, dust or <br />vibrations. <br />The proposed institutional use will not involve uses or activities that would be detrimental to nearby persons or <br />property. <br />Traffic will be in the form of buses and vehicles dropping off and picking up students consistent with previously <br />approved Condition Use Permits. The addition of this facility will likely result in up to two additional buses <br />within the next five years. The facility will result in increased efficiencies in traffic and pedestrian flow within the <br />business park by combining bus pick up /drop off into a single area along the south and west side of the play field. <br />7. This facility will not result in the destruction, loss or damage of a natural, scenic, or historic feature of major <br />importance. <br />The project does not include exterior development that would result in the loss or damage of natural or historic <br />features. The building is fully developed, and exterior impacts around the building are localized to areas already <br />covered by impervious surfaces. <br />The majority of the undeveloped space will be developed as a play field with a drive to connect the parking lot <br />with the 6"1 grade building to further decrease traffic within the business park. A sidewalk (with crosswalks to the <br />6"' grade building and high school) around the south and west side of the playfield will improve pedestrian flow <br />and bus safety. <br />8. The facility will fully comply with all other requirements of this Code, including any applicable requirements and <br />standards for the issuance of a license or permit to establish and operate the proposed use in the city. <br />It is Spectrum High School's understanding that this project meets all other standards described in the city Code. <br />Page 6 of 6 <br />
