<br />St. Andrew's Church/CD 04-38 <br />February 22, 2005 <br /> <br />Page 2 <br /> <br />Overview <br /> <br />Proposal <br /> <br />The applicant is proposing to demolish the existing gym/cafeteria, heating plant and old <br />church. They are proposing to replace them with a new cafeteria/kitchen, gymnasium, office <br />and storage space. The new construction will be located in the center of the site and connect <br />the school with the church. <br /> <br />The proposed 18,175 square foot expansion includes the following square feet: <br /> <br />kitchen/ cafeteria <br />gymnas1um <br />office/ storage <br /> <br />3,520 sf. <br />5,337 sf. <br />3,626 sf. <br /> <br />Additional landscaping and a slight modification to the parking lot are also proposed. <br />Additional trees are proposed in the area of the old church and the parking lot will be <br />changed to provide improved access to the new parish center foyer and the existing church <br />office building. <br /> <br />In order to avoid adverse impacts on adjacent residential areas, demolition and construction <br />traffic will have to follow a predetermined route outlined in the City Engineer's memo. <br /> <br />Analysis <br /> <br />Site plan <br /> <br />The proposed addition is located between the existing school and church. The existing <br />cafeteria/gymnasium and heating plant will be demolished to make room for the addition. <br />Since the addition is an infill project, it should have minimal impact on the way the site <br />functions. The exterior material will concrete panels and some brick to match the existing <br />buildings. <br /> <br />Parking and Access <br /> <br />There is a driveway and a small parking area around the existing heating plant. This <br />pavement will be removed as part of this project. The pavement will end at the rear wall of <br />the parish office. The existing driveway that provides access to the parish garage will remain. <br />A 12 foot wide driveway will connect the north side of the addition to the existing parking <br />lot. This will provide access to the loading/storage area adjacent to the kitchen. No other <br />modifications to the parking lot or accesses are proposed.
