Commission <br /> <br />On January 26, 1999 the Planning Commission recommended that the City <br />Council approve the request for preliminary and final plat. At the public <br />hearing three residents spoke and their concerns were primarily regarding <br />buffering the residential area and the type of uses allowed in the Business <br />Park zoning district. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend the City Council approval of <br />the applicant's request for Preliminary and Final Plat of Country Crossing <br />Business Center Third Addition with the following conditions: <br /> <br />1. THAT A BUFFER STRIP CONSISTING OF EARTH BERMING AND PLANTING <br />BE INSTALLED ALONG 183RD AVENUE AND ALONG SANDPIPER ESTATES <br />SUBDIVISION (ADJACENT THE RESIDENTIAL PROPERTY) AT THE TIME <br />THE PARCELS ARE DEVELOPED. <br /> <br />2. THAT VEHICULAR ACCESS BE LIMITED TO BUSINESS CENTER DRIVE. <br /> <br />3. THAT THE DEVELOPMENT OF THE LOTS FOLLOW THE APPROVED <br />DRAINAGE PLAN FOR THE COUNTRY CROSSING BUSINESS CENTER. <br /> <br />4. THAT EASEMENTS FOR UTILITIES BE PROVIDED FOR AT THE TIME <br />SEWER AND WATER ARE EXTENDED INTO THE SITE FOR DEVELOPMENT <br />AS RECOMMENDED BY THE CITY ENGINEER. <br /> <br />f:\shrdoc\planning\stevewen\ccmmo\p99-2cc.doc <br />
