<br />. <br /> <br />. <br /> <br />. <br /> <br />Memo to City Councillp99,2cc <br />February 16, 1999 <br />Page 2 <br /> <br />Backeround <br /> <br />In 1997, the applicant platted Country Crossing Business Center Second <br />creating one industrial lot and Outlot A. The applicant is now proposing to <br />plat Outlot A as Country Crossing Business Center Third Addition creating <br />two lots, lot 1 (6 acres) and lot 2 (7.97 acres). The proposed lots conform to <br />the minimum dimension and area requirements of the business park zoning <br />district. <br /> <br />The proposed lots are adjacent to business park zoning on the northeast, and <br />single family residential zoning on the south and southwest of the plat. A <br />condition of the platting of Country Crossing Business Center Second <br />Addition was a buffer strip consisting of earth berming and planting to be <br />installed along 183rd Avenue and Sandpiper Estates (adjacent the residential <br />property) at the time the parcels are developed. The condition would be a <br />requirement of any development in the Third Addition as well. <br /> <br />Access to the proposed lots will be limited to Business Center Drive which <br />will minimize the impact on the neighboring residential properties. <br /> <br />Development proposals of a permitted use for the proposed lots will be subject <br />to staff site plan review. Conditional uses for the proposed lots will require a <br />conditional use permit and additional reviews by the Planning Commission <br />and City Council. <br /> <br />Drainaee and Utilities <br /> <br />Utilities are currently available to serve the proposed properties off of 183rd <br />Avenue. Howard R. Green Co. has reviewed the as-builts of the sewer and <br />water and has determined that the sewer and water are actually stubbed off <br />in the 10 foot drainage and utility easements along Business Center Drive. <br /> <br />Therefore, the applicant will have to provide utility easements over the sewer <br />and water when when the sewer and water are extended into the site for <br />development. The City Engineer will be at the Council meeting to answer any <br />questions. <br /> <br />Park and Recreation Commission <br /> <br />On January 10,1998 the Park and Recreation Commission reviewed the plat. <br />The comments were limited to questions regarding location of sidewalks and <br />agreement with staff recommendations. <br /> <br />f:\shrdoc\planning\stevewen\ccmmo\p99-2cc.doc <br />
