<br />Westbound/CD 04-40 <br />February 7, 2005 <br /> <br />Page 3 <br /> <br />Lighting Plan <br /> <br />The lighting plan submitted meets the requirements for one-half foot-candle at the property <br />line. Lighting standards that are proposed are typical shoebox lighting with a height of 30 <br />feet. <br /> <br />Planning Commission Action <br /> <br />At the Planning Commission meeting, only one resident spoke regarding screening of the <br />loading dock and the condition of 185th Avenue as it extends west toward Waco Street. The <br />consensus of those present was that most customers would take the shortest route back to <br />Highway 10 at the Joplin signalized intersection. <br /> <br />The Planning Commission recommended that the west elevation of the building be modified <br />to add architectural details similar to the other sides. <br /> <br />Recommendation <br /> <br />Staff and the Planning Commission recommend that the City Council approve the request <br />for a conditional use permit with the following condition: <br /> <br />I. THE WEST ELEVATION SHALL BE MODIFIED TO PROVIDE SIMILAR <br />ARCHITECTURAL DETAILS AS THE REST OF THE BUILDING. <br /> <br />Staff Update <br /> <br />The architect has revised the elevations to bring the architectural details to the west <br />elevation.
