The applicant indicated that he will <br />have his surveyor prepare a revised survey and have it available at the City <br />Council meeting. (See attached Howard R. Green Co. memorandum) <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission recommended a cash dedication in lieu <br />of land to satisfy the park dedication requirements for the two new lots being <br />created. They also recommended that any trail easement issues be resolved <br />prior to subdivision. The City Engineer has resolved the issues related to the <br />City Trail. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request by Richard Bury <br />for and an Administrative Subdivision to create two new lots from a roughly <br />36.19 acre with the following conditions: <br /> <br />1. THAT TEN FOOT DRAINAGE AND UTILITY EASEMENTS BE GRANTED TO <br />THE CITY ALONG 221sT AVE NW AND QUINN, AND A FIVE FOOT DRAINAGE <br />AND UTILITY EASEMENTS ALONG THE NORTH PROPERTY LINE OF <br />PARCEL A. <br /> <br />. <br /> <br />2. THAT PAYMENT OF PARK DEDICATION FEE IN THE AMOUNT OF $650 FOR <br />EACH OF THE NEW LOTS BEING CREATED BE PAID PRIOR TO RECORDING <br />THE ADMINISTRATIVE SUBDIVISION. <br /> <br />3.
