Land use: <br />a. Describe: <br />i. Existing land use of the site as well as areas adjacent to and near the site, including <br />parks, trails, prime or unique farmlands. <br />The project site currently consists of 152 acres of privately owned land, located in Elk <br />River, Sherburne County, Minnesota. The project site is located adjacent to Highway 169, <br />and 1.5 miles north of 205"' Ave NW. The project site is mostly undeveloped land that was <br />utilized for a single, two-day off-road truck race event held in July 2016. <br />The existing ERX Motor Park, adjacent west of project site, consists of a dirt track, chalet <br />building, small office building, shop building, and two storage sheds. Parcels to the north <br />of the project site are actively utilized for sand and gravel mining. A few single family <br />residences are located to the east and south of the project site on lots greater than three <br />acres. <br />Elk River Parks/Trails: Alba Ridge Park is 0.77 miles east of the site. Sedge Meadow Park <br />is 1.63 miles south of the site, past 205"' Ave NW, and Woodland Trails Regional Park is <br />1.5 miles southwest of the site. <br />Conservation Lands: Sherburne National Wildlife Refuge and Sand Dunes State Forest is <br />located 15 miles to the northwest, and William H. Houlton Conservation Area is located <br />4.26 miles southwest of the project site. <br />There is no prime or unique farmland located within or adjacent to the project site. <br />ii. Plans. Describe planned land use as identified in comprehensive plan (if available) <br />and any other applicable plan for land use, water, or resources management by a <br />local, regional, state, or federal agency. <br />The project site is located within the City of Elk River municipal boundary. The city <br />Comprehensive Plan approved May 19, 2014 identifies the project site within a larger zone <br />Page 7 <br />
