Assumptions & Limiting Conditions —continued <br />13. The Americans with Disabilities Act ("ADA") became effective January 26, 1992. We <br />have not made a specific compliance survey and analysis of the property to determine <br />whether or not it is in conformity with the various detailed requirements of the ADA. It is <br />possible that a compliance survey of the property, together with a detailed analysis of the <br />requirements of the ADA, could reveal that the property is not in compliance with one or more <br />of the requirements of the Act. If so, this fact could have a negative effect upon the value of <br />the property. Since we have no direct evidence relating to this issue, we did not consider <br />possible non-compliance with the requirements of ADA in estimating the value of the <br />property. <br />14. No one provided significant professional assistance to the person(s) signing this report. <br />15. This appraisal assignment was not based on a requested minimum valuation or specific <br />valuation or approval of a loan. <br />16. To the best of our knowledge and belief, the reported analysis, opinions, and conclusions <br />were developed, and this report was prepared in conformity with the requirements of the <br />Code of Professional Ethics and the Standards of Professional Appraisal Practice of the <br />Appraisal Institute. <br />17. The appraised value opinion assumes all leases (if any) are current and paid in full as of <br />the effective date of the appraisal. <br />18. Excel grids and tables may have slight deviations due to rounding, which may have a <br />nominal impact on value. <br />19. The appraised value opinion assumes all formulas used in the Excel grids throughout the <br />report are accurate. <br />20. Unless noted, value assumes no apparent adverse site, building or zoning issues or <br />conditions. <br />21. Site and building sizes are based on public record, data services, client and/or appraiser <br />measurement at the time of appraisal and are considered reliable, but not guaranteed. <br />22.
