Also, 1' of clearance from EOF <br /> and all proposed low openings is required. <br /> The 45'structure setback requirement is no longer need because the existing ponds within Block 6 are being filled <br /> in and replaced with Infiltration Basin 8. All building low openings are a minimum 1.0 feet above emergency <br /> overflows,typical design of this project is 1.5 feet above the the ECF. <br /> 25. Label appropriate elevations and EOF details for the two existing wet ponds. <br /> The two existing wet ponds within Block 6 are being filled in and replaced with Infiltration Basin 8. <br /> 26.A 50 foot natural buffer or (if a buffer is infeasible on the site) provide redundant sediment controls <br /> when a surface water is located within 50 feet of the project's earth disturbances and stormwater flows <br /> to the surface water. <br /> Redundant sediment controls to be installed per Erosion Control Phase I and 11 Plans of Site Grading,Drainage & <br /> Erosion Control Plans for Miske Meadows and River Park Fourth Addition <br /> Environmental <br /> 27. The flood zone labels are switched for Zones AE and Zones X. Please correct on plans. <br /> FEMA Zones have been verified and the two labels corrected in the Boundary and Topographic Survey. <br /> 28. The wetland along block 9 should have a 45 ft. easement, not 25. The lots should be pushed back at <br /> least 25 ft. from the wetland boundary so that the buffer will remain as oudot. The buildable areas <br /> should reflect the 45 ft. buffer strip setback easement. <br /> It is our understanding that staff will allow the homes along the wetland to be constructed as designed with <br /> original River Park development. <br /> 29. The pond on lots 1 and 2, block 9, do not appear to have the 25 ft. buffer easement and buildable areas <br /> do not reflect the 45 ft. structure setback. Again, lots should be reduced so that the 25 ft. buffer is in <br /> the oudot. This allows for future maintenance access.
