10. As shown this plan proposes a dead end in excess of the allowable 700-foot city standard. <br /> The new connection must be made out to County Road 40 through Misky Meadows before <br /> building will be allowed along Ivanhoe Street south of Station 15+00. <br /> 11. All Emergency Overflows (EOF) must be protected with drainage and utility easements <br /> 12. All adjacent grading in Misky Meadows effecting backyard drainage, EOFs, etc. must be <br /> completed before building construction will be allowed on the parcels in this development. <br /> 13. Provide additional detail in final plans showing intersection grades and drainage. <br /> 14. Adjacent downstream utilities needed in Misky Meadows must be shown as proposed within <br /> this plan. In some instances these ae shown as existing infrastructure on this plan but those <br /> facilities are not in place nor have they been reviewed or included in approved plans. <br /> 15. Detail the intension of the existing stormwater infrastructure north and west of CB 281. <br /> Remove,replace,or modify as needed to provide only needed functioning infrastructure at <br /> the end of this project. <br /> 16. Standard Plates for pedestrian ramps shall be replaced with current MnDOT plates that meet <br /> ADA standards. Red truncated domes shall be used. <br /> 17. All sidewalk shall be placed on a 4-inch aggregate base. <br /> 18. Standard details for sewer and water services should be modified to identify the curb stop <br /> and stubs being installed to the back side of the 10-foot front yard easement. <br /> 19. Engineering reserves the right to continue our review and provide additional comments as <br /> identified. <br /> 20. River Park Third Addition NPDES permit may need to include this development under <br /> `common development.' <br /> 21. Add pipe capacity and corresponding modeled cfs for all proposed stormwater pipe/routing. <br /> 22. A MIDS report is needed. <br /> 23. NPDES erosion and sediment control BMPs need to be shown in accordance with <br /> infiltration basin requirements. <br /> 24. 45' setback requirement for all structures must be met from the OHW. Also, 1' of clearance <br /> from EOF and all proposed low openings is required. <br /> 25. Label appropriate elevations and EOF details for the two existing wet ponds. <br /> 26. A 50 foot natural buffer or (if a buffer is infeasible on the site) provide redundant sediment <br /> controls when a surface water is located within 50 feet of the project's earth disturbances <br /> and stormwater flows to the surface water. <br /> Environmental <br /> 27. The flood zone labels are switched for Zones AE and Zones X. Please correct on plans. <br /> 28. The wetland along block 9 should have a 45 ft. easement,not 25. The lots should be pushed <br /> back at least 25 ft. from the wetland boundary so that the buffer will remain as outlot. The <br /> buildable areas should reflect the 45 ft. buffer strip setback easement. <br /> 29. The pond on lots 1 and 2,block 9, do not appear to have the 25 ft. buffer easement and <br /> buildable areas do not reflect the 45 ft. structure setback. Again,lots should be reduced so <br /> that the 25 ft. buffer is in the outlot.This allows for future maintenance access. <br />
